The Meg · rental guide
What can The Meg rent for—and what changes the number?
The Meg is newly completed, so its rental market is still settling. The current monthly guide runs from about RM1,800 to RM3,800, while many 567–753 sq ft homes sit closer to RM2,300–RM2,800. The more useful question is what makes a tenant choose your unit when several similar homes appear together.
Ask about my situation
The compact one-bedroom market
A 567 or 596 sq ft home competes on simplicity. Tenants usually notice the furniture scale, storage, work-from-home corner, curtains, air-conditioning and whether the home feels ready on day one. An overcrowded living room can make the same floor area feel smaller than a clean, well-planned unit.
Two bedrooms need a reason to choose
The 679, 723 and 753 sq ft homes sit in the busiest part of the visible rental range. A practical second room, usable dining area, better view or stronger furnishing can separate one unit from another. Parking matters too: most of these layouts carry one bay, so tenant lifestyle and household size should be considered before pricing.
Larger homes are not one market
The 879 sq ft two-bedroom and 897 sq ft three-bedroom homes can attract different households. Two parking bays, room proportions and a genuine third bedroom can support a higher ask, but only when the home presents well and the asking rent still makes sense beside larger established condos nearby.
Price for enquiries, not just for the advertisement
Starting too high may produce weeks of silence; starting too low can attract the wrong comparison. Look at active competing units with the same layout, similar furnishing and comparable view. Then decide whether speed, tenant profile or the highest possible rent matters most to you.
Prepare the home before the first viewing
Small details become large in a newly completed building: clean glass, working lights, curtains, internet readiness, a complete inventory and clear access instructions. A home that is easy to view and easy to understand is easier for a tenant to decide on.

Questions people ask
Clear these up before deciding.
How close is the guide to the final rent?
It is a useful starting point. The agreed rent still depends on the actual unit, its presentation, tenant terms and the competing homes available at the same time.
Does furnishing always increase rent?
Not automatically. The right furniture can reduce a tenant’s setup work; oversized, incomplete or tired furniture can make the home less attractive.
Can an overseas owner rent out a unit?
Yes, but the owner should plan keys, access, unit preparation, viewings, tenancy documentation, inventory and ongoing local coordination.
